- Season the sirloin steak with chili powder, cumin, garlic salt, and black pepper. Squeeze the lime halves over the steak.
- Heat vegetable oil in a skillet over medium-high heat. Cook steak for 3-5 minutes per side for medium-rare, or to your desired doneness. Let the steak rest for 5 minutes before slicing thinly.
- Spread refried beans and mayonnaise on the split sides of the hoagie rolls.
- Layer the sliced steak, Monterey Jack cheese, sliced tomatoes, and shredded lettuce onto the bottom half of each roll.
- Add any optional toppings like avocado, red onions, or jalapeños. Drizzle with hot sauce if desired.
- Place the top half of the roll over the fillings and serve immediately.
